Can you work in Saltaire and other conservation areas?

Yes, and it needs a bit more thought. Saltaire's World Heritage status and the conservation areas around the district put limits on what can go on an external elevation, so things like charge points, floodlights and meter boxes need siting with that in mind. We'll talk through where a unit can sensibly go before anything is drilled, and flag anything you'd want to check with the council first.

What's it going to cost?

Depends entirely what it is — a socket swap and a rewire aren't the same conversation. Small, well-described jobs we can price on the phone. Bigger ones, or anything in an older property where we can't see what we're inheriting, we look at first. Either way the figure comes before the work, not after.

Are stone-built and back-to-back houses any different to wire?

Considerably. Solid stone walls can't be chased like a modern block-and-plaster wall, party walls in back-to-backs are shared with the neighbour, and cellars and attics often carry the only sensible routes between floors. It takes longer to plan and we'd rather spend that time working out the route than making good afterwards.

Can I have an EV charger if my drive slopes or I share a yard?

Often yes, but it needs looking at. A sloping drive changes where the lead will naturally sit and a shared yard needs an agreement in place with whoever else uses it. Trailing a cable across a public footpath is a trip hazard and we won't sign that off. Describe the parking on the phone and we'll tell you honestly whether it works.

What does an EICR involve and how long does it take?

It is a full inspection and test of everything fixed in the building — the board, the circuits behind the walls, the sockets and lighting, and how the whole lot is earthed and bonded. What comes out the other end is a written verdict of satisfactory or not, with anything wrong graded by how serious it is. Budget a few hours for an average house and longer for a big or elderly one. We translate the gradings into plain English afterwards and price any repairs on their own.

Why do my lights flicker?

Most often a loose connection somewhere on the lighting circuit, a failing LED driver, or dimmer switches that were never matched to the lamps fitted. Occasionally it's a supply issue outside the property. It's worth getting looked at rather than lived with, because a loose connection generates heat.
